What matters to you?

This is where you’ll spend your downtime relaxing, laughing, switching off and creating moments you’ll relive again and again. So, take time to think about how the resort or park fits your lifestyle. Some buyers want a lively resort with pools, activities and places to eat. Others prefer a quieter, more tranquil setting, or a base closer to Dartmoor, the South Devon coast, Exeter or the English Riviera. Before choosing, think about who’ll use the holiday home most and how often. Ask yourself:

  • Do you love an energetic, resort-style atmosphere or something quieter?
  • How important are on-park facilities like spas or pools?
  • Do you prefer a large park or a more intimate setting?
  • What kind of local area do you want to explore?
  • And what pace of holiday home life?
  • Who’ll be using it most (adults, children, grandchildren or friends)?
  • Will you use it for personal use only or would you like

Which Devon park feels least like a traditional holiday park

None of Haulfryn’s parks have a traditional holiday park feel but if you want a quieter, more low-key setting with an adults-only feel, start with Dartmoor View Holiday Park or Holmans Wood Holiday Park. Both have fewer onsite facilities than Finlake Resort & Spa and Devon Hills Holiday Park, so they suit owners who want more peace and simplicity. Finlake and Devon Hills offer more facilities, activities and family-friendly options.

Which Devon park is better for rental income?

Finlake Resort & Spa and Devon Hills Holiday Park may both appeal to a wider holidaymaker audience as they offer lots of facilities and activities. All four Devon parks give the opportunity for rental income. The best option will depend on the holiday home, availability, guest demand and how often you want to use it yourself. The ownership team can talk you through previous sublet figures as a guide.

Can I visit my Devon holiday home all year-round

Yes. All four Devon parks offer a 12-month holiday season, so you can visit your holiday home as much as you like throughout the year. As these are holiday parks, full-time residency is not permitted.

Can I live in my Devon holiday home?

No. Haulfryn’s Devon parks are holiday parks, not residential parks. Buying a holiday home is a leisure purchase, and you will need to provide proof of your main residential address during the purchase process.

Which Devon park is the most dog-friendly?

All four Devon parks are dog friendly. Finlake Resort & Spa and Devon Hills also allow dogs in selected facilities, and all four parks have space for dog walks. Finlake has woodland and nature trails that many owners enjoy with their dogs.

Can I rent out my Devon holiday home?

Yes, we offer a managed sublet scheme at all four of Devon holiday parks. This can help you earn income from your holiday home when you are not using it yourself. You can find out more about subletting here. Our park ownership teams can also explain how the scheme works and share previous sublet figures for guidance.

How much deposit do I pay?

Haulfryn typically asks for a 10% deposit once you have chosen your holiday home. The ownership team will confirm the exact deposit for the home you are buying.

Can I finance my holiday home?

Holiday homes aren't eligible for traditional mortgages, but our ownership teams can introduce you to specialists who offer holiday home finance. You can also speak to your own financial provider about suitable options. Find out more about financing your holiday home here.

What's included in the sale?

Haulfryn holiday homes come fully furnished with appliances, connection fees and the first season’s pitch fees included in the purchase price. Some holiday homes include decking and/or a hot tub, while others offer these as optional extras. Each listing will explain what extras are included.

What are the ongoing costs of ownership?

Ongoing costs can include annual pitch fees, utilities, local authority charges and insurance.

  • Annual pitch fees
Pitch fees cover park amenities, facilities and maintenance and run from 1 March.
  • Water, sewage, refuse and environmental, and general rates are local authority rates from 1 April up to and including 31 March.
  • Gas and electricity
Gas and electricity are metered and are read in October and billed in November.
  • Insurance
You’ll need to purchase your own insurance, which will be based on the value of your holiday home.

The park ownership teams will explain the costs for your chosen park and holiday home.

Are holiday homes subject to council tax?

No. You do not pay council tax on a holiday home. The ownership team will explain the annual costs that do apply, including pitch fees, utilities, local authority charges and insurance.
