The Warren Resort & Spa

A larger, experience-led resort on the beachfront on the Llŷn Peninsula near Abersoch. Active, sociable, packed full of choice and exclusively for owners.

Activities, spa, fitness, swimming, watersports and boat launching, food and drink, works lounge, racket sports and an annual events programme.


Tal-y-Fan Holiday Park

Found in a quiet spot on the Llŷn Peninsula close to Llanbedrog and Abersoch, this park is also exclusively for owners. Enjoy having a holiday home in the countryside and a two minute walk to the beach.

There are no facilities on this park but owners do have access to The Warren Resort & Spa when they wish to up the tempo.


Crugan Holiday Park

Exclusively for owners, this is a peaceful park nestled in the countryside with bags of space and few distractions but only a few miles from the coast.

There's a onsite play park and a launderette but no other facilities. Although owners here do get use of The Warren Resort & Spa's facilities a short drive away.

Which park in North Wales feels least like a traditional holiday park

None of Haulfryn’s parks have a traditional holiday park feel but if you want a quieter, more low-key setting start with Tal-y-Fan or Crugan Holiday Parks. Both have no onsite facilities whereas The Warren Resort & Spa has a high-end, premium beach club feel, with access to the best facilities year-round. Crugan offers entry level caravans for sale, Tal-y-Fan holiday homes and lodges, and The Warren offers luxury lodges with all the mod cons.

Which North Wales park is better for rental income?

None of our parks in North Wales are open to holidaymakers. All three parks are exclusively for holiday home owners only. There are no rental income or sublet opportunities at these parks.

Can I visit my North Wales holiday home all year-round?

Yes. All three parks in North Wales offer a 12-month holiday season, so you can visit your holiday home as much as you like throughout the year. As these are holiday parks, full-time residency is not permitted.

Can I live in my North Wales holiday home?

No. Haulfryn’s North Wales parks are holiday parks, not residential parks. Buying a holiday home is a leisure purchase, and you will need to provide proof of your main residential address during the purchase process.

Which North Wales park is the most dog-friendly?

All three parks in North Wales are dog friendly. The Warren Resort & Spa allow dogs in selected facilities, and have a dog menu available at Sandbar. All three parks have space for dog walks and of course the beach is right there too for them to enjoy.

Can I rent out my North Wales holiday home?

No, our parks in North Wales are exclusively for owners-only and their family and friends to enjoy. These parks are not open for holidays.

How much deposit do I pay?

Haulfryn typically asks for a 10% deposit once you have chosen your holiday home. This may be more if have ordered a bespoke model from the manufacturers. The ownership team will confirm the exact deposit for the home you are buying.

Can I finance my holiday home?

Holiday homes aren't eligible for traditional mortgages, but our ownership teams can introduce you to specialists who offer holiday home finance. You can also speak to your own financial provider about suitable options. Find out more about financing your holiday home here.

What's included in a holiday home sale?

Haulfryn holiday homes come fully furnished with appliances, connection fees and the first season’s pitch fees included in the purchase price. Most holiday homes include decking but each listing will explain what extras are included.

What are the ongoing costs of ownership?

Ongoing costs can include annual pitch fees, utilities, local authority charges and insurance. 

  • Pitch fees cover park amenities, facilities and maintenance and run from 1 March.
  • Water, sewage, refuse and environmental, and general rates are local authority rates from 1 April up to and including 31 March.
  • Gas and electricity are metered and are read in October and billed in November.
  • You’ll need to purchase your own insurance, which will be based on the value of your holiday home.

The park ownership teams will explain the costs for your chosen park and holiday home.

Are holiday homes subject to council tax?

No. You do not pay council tax on a holiday home. The ownership team will explain the annual costs that do apply, including pitch fees, utilities, local authority charges and insurance.
