Get ready to enjoy our 5 star subletting service. A complete package that puts you in the driving seat whilst we take care of the nitty gritty. 

Before your holiday home gets its moment in the sun, we’ll ensure it’s safe, secure, and ready to roll out the welcome mat. With our sublet service, we throw in fire extinguisher certification, a gas safety certificate, and PAT testing. And if you have a hot tub, we’ll dive right in to make sure it’s bubbly, safe, and up to all health and safety standards. 

Once you join our subletting service, we join forces with our superb booking agent partner and go to work to find you bookings. We will do our best to find guests for any time you tell us is up for grabs. Our booking partner is one of the largest in the UK boasting a sturdy customer base which they will tempt with your holiday home. And our parks are the talk of the town so unsurprisingly we see a wave of guests who just can’t stay away, booking their hols with us each and every year. So you can sit back and rest easy knowing we’re doing our absolute best to fill up your holiday home with happy holiday guests.

Our on park team will make sure your holiday home is clean and ready to receive your booked guests. They’ll have all the info they need before they even step foot on the park, and we’ll be there with a big, warm welcome. We don’t stop at just ‘hello’ though, we keep the magic going all through their stay. Any little hiccups? No problem! We provide free call-outs for any repairs or maintenance that falls within our 5-star sublet repair threshold.

Our lodge has always been well serviced by the excellent housekeeping and maintenance teams, and the bookings have been organised through Hoseasons/Haulfryn. This means that we have no responsibility for the ‘day to day’ running of the lodge, and that it is all ready for us when we arrive for our own holiday.

You can peek at your holiday bookings, schedule your own breaks, and juggle the dates you want to sublet with the utmost ease. And the best bit? – you can watch your quarterly income pile up as it is paid in. Who knew managing subletting was so easy?

How much can I make?

The amount that you earn will be variable and is influenced by a few factors from the standard of your holiday home and how many people are craving a UK holiday. To really hit the jackpot, aim to have your holiday home open for guests during school holidays – that’s when everyone’s on the hunt for a perfect getaway, and the prices tend to be higher. Planning your own stay? Play it smart and stick to our usual check-in and check-out times. You don’t want to miss out on any booking opportunities! And here’s a pro tip: decking or a hot tub can be the icing on the cake that makes your holiday home irresistible to bookers!

The costs

Think of the income from each booking as a delicious cake. But before you can enjoy the whole cake, a few slices have to go elsewhere. A 36% slice (including VAT) goes towards the sublet services provided by Haulfryn and our booking partner. Then, a nibble is taken out for cleaning and hot tub sprucing up. After these tasty deductions, the rest of the cake (or income) is all yours, transferred right to your account. 

The occupancy rate is about 70%, and the income this gives us more than covers the site fees, general upkeep and any maintenance that is not provided by the park. We, and our children with their partners, have benefited from several free holidays a year in this lovely part of the country and from the leisure facilities on site. 

Like clockwork, your sublet income will be zipping into your account every quarter, covering all the payments we’ve received on your behalf in the preceding three months. As the year wraps up, we’ll crunch the numbers, tallying all the ins and outs of your account. If there’s any money left after we’ve taken care of your annual fees, we’ll sneak it into a nominated account of your choice.

Guaranteed Rental

If you’re the kind of person who keeps your finances on a tight leash  and prefers a little bit more certainty in life, our Guaranteed Rental Agreement might be just your cup of tea. The Guaranteed Rental agreement, currently available with all holiday homes for sale in England will give you a whopping 10% return for 5 years. There are more restrictions on personal use but many of your annual fees are also covered. If you want to maximise the income from your holiday home in the first 5 years of ownership, this could be the game plan for you.
